18 Acres of Lush Property Just Minutes from Downtown Covington
Sleepy Lagoon offers two separate homes that sit on 18 manicured acres, surrounded by lagoons, ponds, fountains, bridges, and wildlife. The property backs up to the Little Bogue Falaya River where guests can enjoy the calming water and sandy beach. Sleepy Lagoon’s Main House (also called “Willie’s Place”) sleeps six and is an entertainer’s dream! The entire living area features floor to ceiling windows along one whole side of the house, with gorgeous views of the pond and fountains just outside. Sleepy Lagoon’s Cottage sleeps 8 and is within walking distance from the Main House, but far enough away to allow guests privacy should they be booked separately. Then there’s the third house…where we live as empty nesters with our two pups. We’re always close by should you need anything at all!

Sleepy Lagoon is the perfect setting to get ready on your special day! Most brides choose to spend the day in the Main House with their bridesmaids while the groom and his groomsmen enjoy the grounds and get ready down at the Cottage. There are beautiful spaces for taking wedding party photos before heading to the ceremony!

Host your next small event with us! The Main House can accommodate groups up to 50. From baby showers and family reunions to private dinners and corporate retreats, we’ve got you covered!
Photo/Video Shoots
Photographers welcome! Consider Sleepy Lagoon for family photo shoots, bridal portraits, engagement pics, and boudoir sessions. Commercial video/film/photo shoots approved upon request.

Just give us a call or shoot us an email! All of our guests and their needs are unique, which is why we like to communicate personally to ensure Sleepy Lagoon is the perfect fit for you. We require a 50% deposit to secure your dates.
We offer full refunds for cancellations made up to 30 days before check in. If booked fewer than 30 days before check in, full refunds wil be given for cancellations made within 48 hours of booking and at least 14 days before check in. A 50% refund will be given up to 7 days before check in. No refunds are given for cancellations made within one week of check in.
We do allow dogs at the Cottage under certain circumstances. Additional pet fees may apply. We do not allow pets in the Main House.
We do! Our rates vary depending on use of the space, day of the week and time of year booked. We also offer special rates for bridal parties wishing to get ready at Sleepy Lagoon but don’t need the spaces to spend the night. Please inquire for more information.
Yes! In addition to the Main House and the Cottage, there is a third home on the property where we live with our two pups Tipsy and Eddy. We respect our guests’ privacy, but are also close by should you need anything at all!
We offer 10% discounts off our nightly rates to guests who book both the Main House and Cottage. The Cottage is also available for discounted mid-term stays (stays over one week). Please inquire for availability.
